If you do not have 300k income you are not even allowed to participate at Accredited-Investor only Investment.It's just matter of time until the authority comes and investigate more private investment that involves public/investors money.I am also involved in certain clawback litigation against previous quite-famous-syndication that was under SEC receivership now.It's fun to watch how the GP has to sold all their Rolex watches to bring back the money back to investor.

I've bounced around social media watching many videos, but decided to follow along the BP forums.

Do they save women & children first, or do they abandon ship and watch it go down from afar?

I watched Michael's content for a couple years was eager to get into the turn key program. i gave them 20k to get started and then I had to stop the program after a just a couple property options were sent over. 

Reinforce entry points with security bars, and consider a monitored alarm system or joining a local neighborhood watch for extra protection.

I'm particularly passionate about wholesaling and/or fix and flips, and commercial properties like RV parks.Outside of real estate, I enjoy watching sports, learning and hanging out with family and friends.Excited to learn and connect with you all!

One thing to watch out for is people who might overpromise or push deals that don’t align with your goals.

I watch a lot of David Greene's YT videos and have messaged him directly and he gave me solid advice - if I'm going to buy outside of California, to go for appreciation states and look at the asset. 

As you read these books, watch the BiggerPockets podcasts.

Of course, you won't listen to this common sense because you know more than everyone else here on BP and will have to learn the hard way.So, recommend you find and attend some local investor meetings or commit to watching all the videos and reading all the material here on BP that you can.Good luck:)
