if we did not have those lenders RE would be pretty much dead .. 

But, i do have a couple of LLC's, mainly for transferring property to children or spouse when I drop dead.

Think every CEO who takes pay in stock, would get nailed hard for doing a good job and raising share value. 

I have looked at over 100+ houses and OPM is for using less of my money right now and keeping that into the stock market which gains a more lucrative return on average.

You can invest the capital gains generated from the sale of assets such as stocks, bonds, real estate, cryptocurrency, etc.

David Ramsey talks about stocks, mutual funds, etc.. whereas I made my money by being an active investor in real estate.

House hacking is not dead, but in general, house hacking with a net positive is a lot harder to come by right now.

They have seem my flips and know my business in some ways and are now starting to get more and more interested.Our 2025 plan, for the first time, is to have two family meetings a year where I go through all of our real estate, stocks, cash, and any other assets and explain to them how each one makes money.
