Though I'm guessing neither of those are true to a large extent.There are not a lot of things in this world that I would claim to be great at, but negotiation, persuasion and human psychology would certainly fit into that category.

People participating are all over the rainbow in background, personality, strengths, financial position, family make up, and color. 

It is also a "this is mine and it's tangible" psychological play.

You can build up goodwill sending grocery cards at Christmas, having a mini fridge to rush over the moment there is a problem, giving rent credits, etc. and it will mean LESS THAN ZERO as soon as you have a late fee you expect them to pay, a pet that you cannot approve, anytime the rent goes up, telling them they can't paint the walls and ceiling the color they want... then you are the scumbag landlord.

I will admit it's very likely the next crash is something we don't see ahead, so asking for that detail is kind of moot but I still am curious on the color.

There were maybe 3 diff models all painted diff colors and it presented really nicely as a tiny house community.

Who all uses one color and what is the color you recommend?

There are many sellers right now testing the waters with prices that typically don't make sense with today's rates.That being said, there is also a psychology behind pricing properties to create true interest and demand.
