If your u have the measurements your local guy in Chicago can probably make you a layout and ship via common carrier, shouldn’t be that much of a difference.

I’m currently looking for a good cost effective home insurance carrier, would anyone have recommendations?

Bruce, Especially because you do not have an existing relationship with anybody, I must suggest that when doing your research make sure to ask for references from folks that have actually filed a claim with the carrier that you are interested in.

I mean w/ planning and low cost carrier (spirit/frontier) I can be there in a day for under 200 bucks.

There are now a few carriers who have package property products that you can 'somewhat' manage through an online database.

When has this happened to you and what carriers ("many"...) denied coverage?

I have know of flippers having gone through many years building a real estate investment carrier and even make it all the way to retirement.

Consider including a requirement like this: Tenant shall obtain a renters insurance policy that includes that the carrier must provide 30 days’ notice of cancellation, non-renewal, or material change in coverage, to the Owner.Yes, require each tenant and occupant over 18 to carry an insurance policy.
