Once I hire a GC and they start their work, I need a Builder’s Risk policy with a “Theft & Mischievous Damage” rider or a “Special Form” policy.

Home prices have been amplified because of the increased costs for builders to actually build a home in the US, mainly:Inflation (materials and labor).Regulatory burdens.Let’s look at both:InflationPrices for everything necessary to build a home - including building materials and hourly labor - are much much more expensive.

The builder put in the thinnest copper piping at the time and as it gets used, it moves and then breaks. 

Specifically handling liens that builder did not pay subtractors. 

If you are an experienced spec home builder, do you have any advice you can give me?
