I'm going to try to post snippets of things I've learned this past year as a way of paying it forward and gratitude for all I've learned and keep learning via this community.

We provide Netflix, Disney+, AppleTv+, ESPN+, Prime TV, PeacockTV & the top 50 channels according to a google search which includes the locals there, cost us nothing extra but a little set up, since we had it already via our home DTV and we provide internet, we also leave them all logged in. 

They are structured via 506b so they are not allowed to market publicly (and only through referrals).

I've called the attorney and followed up via email but they've mentioned that they are at the discretion of the court and can't do anything to speed things up.

Sometimes when placing an offer --  the POS is not yet available - and when you place an offer you can make your offer contingent upon approval of these items... although in order to have a competitive offer in this seller's market you are basically forced to "assume" the pos violations once they become available (usually 2-3 weeks after it's been ordered) -- you should be able to tell if anything more serious might come up on the POS via your own personal inspection. 

I’d recommend option 2 (buying a few out-of-state properties via a turnkey provider) for scalability and less hands-on involvement.

No extra fees added for repairs, I'm allowed to contract my own people via the PM to do services(HVAC, lawn, water heater, etc.)

Fairfax county helpdesk seems to suggest that I can only do it via a RE lawyer.
