Renting for all my independent life now, I've noticed rentals I've found were on certain platforms being advertised, like craigslist, apartments.com, Facebook marketplace, and landlords posting to their personal social media accounts.However, I can't imagine these avenues being the only advertising methods, when you have something like vacancy to fill.

Most of our leads come from Zillow (80-90%) but I also recommend going to the off-campus housing Facebook page.

Networking and community building through platforms like BiggerPockets, local REI meetups, and real estate Facebook groups can help diversify your portfolio.

My first two weeks I had to find out what Facebook Groups were, some training is done through FBG's  some is done through Zoom, and certain things have to be done, and training met before they will work with you at all.

Hey @Karina Busch, there's a great Facebook group called, "Bookkeepers for Real Estate Investors", that is centered around what you need help with.

Have you looked into attending local meetings and joining Facebook groups?

You can find them in local Facebook groups or through recs from other investors.

I would search Gainesville Florida Bigger Pockets Investor Meetup on facebook and request to join.
