It was overwhelming as well since there were so many things you have to think about.Today, buying a house is "routine" for me.

I didn't know if this was a thing that people routinely sodestepped or if it was serious business, and it turned out to be pretty serious business after all.  

Your mortgage payment, HOA dues, routine maintenance, special assessments, vacancies, utilities (at least while its vacant), legal costs, CPA costs, advertising, upgrades, etc all affect your ability to make any money from the place.

This is pretty common and routine, but it will be expensive. 

All,For those of you that utilize a property management service, how often are routine inspections performed on your properties?  

Wholesalers are routinely picking up homes for 5 grand or so.. in the inner city areas of Indy to this day.

Another post implied that you might be "black listed" if you routinely made extremely low offers to banks.I'm going to look at a few REO's tomorrow (several on the market for well over 100 days).

But, some of the basic books that do analysis of deals will hit most of the routine rules and situations.Jon
