RE: credit scores...a few things I remember when screening: I use Experian Connect to request a credit report from a prospective tenant who has otherwise seemed like they might be a good fit based on other criteria and questions answered (my requirements are almost identical to yours, I think it weeds out the bad and if people don't want to answer them, well, you don't want to rent to them...)
