Plus charging them monthly means they have less incentive to be long term renters there.I've had 3 tenants with pets move out so far- the two with cats meant additional cleaning/ disinfecting where the litter boxes were and I vacuumed up a lot of hair from the corners and off the walls.

Therefore, if there is any question a third party, in this case a COA, might claim an interest in the property, the commitment should require a confirmation the COA does not have an interest, probably either by a release signed by the COA or a declaratory judgment action where a court affirms the lack of interest.

Changing anything takes time in reality.Considering opportunity costs should only be something you look at in making a loan, what else can you do with that money.....after the selection is made, you're splitting the hair on a fly's back just a waste of time as there is nothing you can do after it's made.I'd just select a rate and leave it alone, let it ride, might consider a 15 year amortization.
