The Tampa area is pretty expansive and a lot of times it is easier to work with a title company closer to the property or to where you are working more.

It sits centrally between old growth to the East and new expansion to the West.  

History suggests that this area is basically a warzone and that investors should stay away, but recently I have been seeing a number of articles announcing big expansions/construction in the area.I know that most of these projects will be dependent on the market for oil/gas/petrochemicals but currently and at least for the forseeable future the energy market as a whole (besides coal) looks strong. 

A quick plug for the Indianapolis market...there is a $4B expansion to the downtown hospital which could bring in more potential for travel healthcare professionals.

The expansion on that will be that I own a commercial half acre in a good location that I can divide up into four lots and build two townhomes on each one.

Currently in a holding pattern as far as expansion, but my niche is low income buy and hold.

It is very hard to wade through the forums, and I agree a lot of the posts are garbage, but it's not because of BP's expansion, it's just because in general, people are lazy, especially on the Internet.

However, whenever you sell the property that originated the refinance dollars that enabled you expansion without a 1031 you pay the tax on all of those refinances in the past and negate a great deal of the power of the 1031.  

If I am preparing for an expansion to another area, I hire for that too unless there is slack time with the existing staff.
