really depends on your goal though.. you can just put those funds in one of the crowdfunders that allows small denomination investments and non accredited ..

I would think you're big enough now.Business Plan/thesis for fund, documents by lawyer on fund structure, rules for advertising, accredited/non accredited, etc. 506 is probably your best bet.Can you sell?

Unless you are an accredited investor putting small amounts in passively or using a crowdfunding type site that allows non-accredited investors to participate then commercial might be out of reach starting out.Quality commercial real estate is usually in the millions or higher in purchase price.
