There's a hotel shortage right now in Indy which is helpful for STR's with events like Big Ten Championship, NCAA Tournaments, Convention Season and the Indianapolis 500, but there is a huge push for building more hotel accommodations downtown right now, so STR's in Indy might not be a great long-term solution. 

I always TRY to accommodate the tenant when going into the house.

However, I've usually found that if you're in regular communication with the lender, letting them know where you are in the probate process, then they will normally accommodate an extension.Couple of questions though... do you know where you are in foreclosure process compared to probate process?

Depending on the property and location, you may also want to look at AirBnB/short-term rental, or student accommodation.

Alternatively, you might consider accommodating a fellow student as well.

To be technical, you can transfer the funds into an escrow account that isn't "receiving funds in advance" the bank/lender is happy to accommodate that.

Do just change your strategy to accommodate?

In your experience, what is the best setup/accommodation package so that both parties are happy? 

I would imagine that a four bedroom house that can accommodate 4 guests would have a very different daily rate than a 4BR that can sleep 6 or 8....
