This is very similar the idea pitched by Morris invest that wealthy people would be renting in bad areas.I'd love to see some kind of stat for this because traditionally bad areas aren't known to be a place for high wage earners.

Most wealthy folks like to buy high rise condos for all or most cash and sit on them (the wealthier ones don't even bother to rent them out ;) you have good security in a high rise, which is an advantage for a remote investor.Otherwise, be careful if you are taking on a more active project, or one with existing tenants.

I am done a lot of deals in last 4.5 years since I started investing, but I still consider myself a new investors in terms of how long I have been investing.I agree 100% with you that diversity is very important, and I am sure I will have different priorities as I grow older and my family needs change, but to me these low priced properties are a great way to get started in REI and start building wealth.
