The reason why is that if you had a large judgement against your LLC, the prosecution could go after the equity contained in all 50 properties. 

Hi Joe, I'm a local investor and agent here in Columbus, and in my professional opinion, I wouldn't trust one person's judgement or opinion regardless of how many years of experience they have.

Tell the tenant to be out within 3 days or you will seek legal advice which will include, eviction, judgement, credit reporting, and future references. 

In most areas they will also research all liens and judgements against the property and make sure it all gets paid off at settlement.

Get a court judgement to garnish from the (ex) tenants salary, if the tenants is employed by someone. - I have not been to a municipal court to file a small claim. 

One point to keep in mind is there are about 12 states that are non recourse meaning bank cannot go after borrower for a deficiency judgement

Now you likely just have to file for the possession and schedule that with the local police department.If you really want to chase them down for the 2k, file again for the judgement, and serve them correctly.

But even with that, an agent that understands how YOU work and how YOUR strategy works, will be worth far more to you than just anybody that can fill in blanks on the form.In my opinion, you would be further ahead to find the agent that you are comfortable with and trust their judgement and experience.  

Also, I understand that there isn't one single platform that can be reliable 100% and provides 100% of someone's information... so of course I'll take the best judgement possible of the information being provided.
