If you choose not to invest in the wood floors now, you can use snap-together LVP that can be removed later if you decide you want to tackle refinishing the hardwood.

Glad you brought this up.I tackle this by having a long list of due diligence items I review before I pull the trigger on an acquisition.

I'm focusing on the nicer neighborhoods since I'm not experienced enough to tackle the rougher areas. 

And to clarify it's not that you can't or won't be successful, it's that you seem to have resources that would allow you to tackle something with a higher barrier of entry than wholesaling (which traditionally people use as a stepping stone vs focusing on just that).  

Heck, maybe I would start a daycare center and bring my kids to work with me.Next, I would tackle my grocery spending by planning my meals a week in advance and shop one time. 

The big firms there (Boeing, Microsoft, Amazon, Facebook etc) raised $500M to try to start to tackle the problem since they partly created it (skyrocketing of house prices and rent) but they have to deal with the red tape.

Hopefully, someone will be able to provide advice on how to best tackle this; I would greatly appreciate it. 

Just some friendly advice from someone who's country tackled this already and was once 3rd in outbreak cases (only behind Hubei and China).
