If you are hands on and genuine with the tenants you stand a chance at getting someone that is good.When you find that tenant that pays on time, and takes care of the place, keep them.

Turnover is a genuine concern, but right now tenant demand is through the roof.

I also usually explain that cancelling the contract early doesn't affect their security deposit, and that will still be based on the condition of the property when they leave.This is also a good conversation to have over the phone so you can genuinely congratulate her on her wedding, ask her a few questions and tell her that you're happy for her. 

There's a lot of good sounding BS people run across, but these in office consultations can cut the genuine investors from the tire kickers.
