You need a list of assets held, a financial statement past tax returns, insurance assignments authorizing the new owner to act, bank accounts closed or signature cards changed, a change of officers and directors with the Secretary of State, most likely a change of any designated agent, utility accounts changed which could result in deposits returned and new deposits paid.

Also it is hard to anticipate Special Assessments that will happen to the property - this is usually outlined within the documents you receive for the property, which will state that up to a certain dollar amount can be assessed without the Board of Director's approval and anything above and beyond will need approval.

As to your non-profit, you need to stay clear of being and officer or director if your sister is to be served by that non-profit, you nor any family member may benefit from the non-profit activities, so see an attorney.
