You can hold the land for 15 years and still demonstrate an intent to flip (absurd but true as substantiated by tax court rulings).

Sorry, but your comment is ridiculous and demonstrates that you have no idea what you are talking about.Actually, with SFR you are much more likely to be able to attract better quality tenants than other types of housing.
