What I have left to do is exterior repairs that are mainly cosmetic and which my municipality has given me a deadline to complete on top of putting up $500 until repairs are completed.Theses were overlooked as I planned to make these (or not) in small stages over the next few years.

There is more to selling the property than looking at a few comps.If you move forward with it w/o an agent, make sure you understand the "appraisal" dates and deadline under line 87 (section 3.1) in the Contract to Buy and Sell Real Estate, as that leaves the buyer a resolution or possible out if the appraisal comes in under ask price.Have the sellers share the comps they used to price it.Have the sellers pay for an appraisal before going under contract.

. - family wants to move to a better neighborhood- private investor offered $450,000 with no verbal deadline- our next house is going to be around $550,000 +/- $50,000.- house is not listed anywhere, not on the MLS or anything- we are currently looking at housesProblem/Question/opinion - do we just take this offer because it's close enough and we don't miss out on this deal or do we post online and try to get other investors to make some offers?
