The above comment regarding local political climates applies just to the state and local situation.Yes, if a proper inspection shows no lead-based paint, the requirements for pamphlets, notifications and such do not apply.

The benefits of refinishing the hardwood is that it won't need to be replaced/refinished as often as carpet but this is in a cooler climate where I'm sure many prefer carpet in the bedroom.
