There is not generally tons of cashflow in rental properties in this area, but considering we had a conventional loan with 4 years worth of equity in it, we were able to rent it to a family in which the husband and wife are both doctors at a nearby hospital for a small amount of cashflow.

I don't say that to be negative, just alot lawyers, doctors, professionals stay in Gulf Breeze "proper" Along with the 32503 zip code, which is also kind of the same of upper end of Pensacola but in the city.Military zip codes are good.

Alternatively, another way investors use to is to keep the ownership of the building separate from the ownership in the physician group i.e. a doctor can retire from the physician group (be bought out, sell their stake, etc) yet have a separate ownership claim on the actual building.
