I finally got an attorney and filed the action.. as I had 40k large at stake and this was a hoarder house extreme. you could not even see the house berries had grown all the way over it.. and there was over 60k in code violations.long story short 2 years later 20k in legal fees judge orders her to sell to us and she still wont sign.. title company makes me amend our order that takes another 2 months then we closed.Also I had to put up the entire amount of the purchase price in CASH into escrow on the date we were suppose to close it sat there for over 2 years and we are talking low 6 figures..

Personally I would take the property, at the discount, With the bank assigning you Their mtg and right to foreclose, or amend the original foreclosure which would be quicker if you are in a judicial foreclosure state. 

Have you read the lease word for word and all amendments or just the flyer or lease abstract the seller/ listing broker put together?

So should i A) pay the reinstatment fee, past due annual fees and make an amendment  to the name of the llc under the current FEID on Sunbizor should i just form a new LLC and obtain a new federal employment identification number .

If you need to amend the lease to change roommates you need everyone to sign an addendum removing x tenant and adding y tenant. 

The HOA over 2 of my investment properties as tried before to amend their bylaws in order to impose just such a restriction.
