Another option would be a self-directed IRA in the stock market, which could set you up to invest in a deal with your money that has been growing in the IRA on its own, then take that money deploy it to a property for an investment while you are getting a return to your IRA during the holding period which it is has compound that income and make the investment exponentially better than 8% returns.  

In fact, it put so much semi-accurate and accurate-but-misunderstood information out there that it mostly just confused everyone, and before you knew it the "ear nose and throat" doctors had more business than ever before because suddenly everyone with a sunburn thought they had skin cancer, every stubbed toe was a compound fracture, and so on.

This delay (usually years) also delays the timing of the compounding effect that's happening in Scenario 1. 

That's not much, especially when that $80k could have grown, been leveraged, and/or compounded elsewhere, rather than sitting in a hole in the ground and hoping for market appreciation.The other one that hasn't been addressed yet is the advantage long term debt has against inflation.

In these situations, I have seen incredibly accurate ARVs as well as repair estimates.This whole stereotype is compounded by the number of folks who come on Bigger Pockets and post some variant of "I have bad credit and just lost my job.

I want to share my most recent deal because I believe it is a true testament to how the small wins and knowledge gained compound over time, resulting in the hockey stick of exponential growth.Back in April of this year, I purchased a 5-unit commercial property after only investing in small multi-family properties prior to this.

I'm also aware of self-leveling compound, but I believe that may be just a bandaid solution to the cosmetic issue but will not address the risk of future settlement.I wanted to reach out to this community to see if anyone has any thoughts about whether push piers and house lifting would be a worthy investment or if it's just a total scam/rip off?
