HouseHacking is an extremely effective strategy in the Seattle market, and the ROI #'s can go toe-to-toe with most out of state investments.One major difference is that Househacking is a great beginner strategy, but BRRRRing is not.

Just ponder the probable fate of the absconding tenant with a used major appliance....Think how the tenant probably is sore from trying to carrying it away quietly in the night; may have messed up their old SUV or station wagon trying to fit it in the back; and could have damaged the frig in the move--so all their food will spoil this week when it goes kaput; or they get an expensive repair and may even find out the hard way an old frig can be a liability and costly to dispose of...I like the advice of it being a small price to pay to be rid of them... but do consider a security deposit offset for the replacement cost.

Just today, I attempted to e-mail the July expired since Landvoice now has e-mail addresses on some of the expired marked "beta" and I saw a training video that suggested a pretty good e-mail message.  

The affordable housing projects are likely tax incentives based and are sorely needed to combat the potential whiplash of rapid gentrification without having any space for your lower income workers to supply your high end buyers and renters.
