You see contrary to some BP'ers beliefs there are plenty of realtors who work with investors.

When you inject your personal opinion contrary to law, you are crossing the line of acceptable practice and ethical conduct, again, it's not about you or your beliefs.  

If vacancies linger in your area, I'd go with the letter and give her a (misguided) chance to change.If you are confident you can update and rent the apartment to a new tenant very quickly, I'd just inform her no that her lease will not be renewed when it expires. 

And my fear is, that people reading this, will shy away from speaking their opinions and expressing their beliefs, cause some attorney hotshot, feels that he is the only one allowed to say what is or isn't so in what he believes is a legal opinion or expression.The law is something we deal with everyday - it is the law.

Your belief that approving a white applicant with an eviction and then rejecting a black one is a form of white guilt.

No one can help with your emotional issue but I would strongly suggest, against all my own personal beliefs, that you hire a PM.

Not raising rent in the misguided belief that it somehow saves costs is a common misconception with new or hobby landlords.
