People you totally trust can completely disappoint you.

Never disappointed when I ask a question here. :)

I see value in building, but not earning money on money for a year is disappointing.

So far I have only been disappointed a couple of times.  ;-)

, Another initially said that they would only refi LTC right away and I would have to wait 18 months to do a refi of LTV which was obviously disappointing, then the last response I got said they would have a 6 month seasoning on fixed rate products , but I could eliminate that if I went with one of there ARM loans.

So disappointing !!!!

With that said, be careful with the idea of hiring 3rd party management if you have a park that will require heavy lifting. 3rd party managers can be effective on a stabilized park, but if you have a value-add park, and you expect them to oversee major capital improvements, move homes into the park, manage renovations of homes, market and sell homes, etc, you'll be setting yourself up for disappointment. 

I'm disappointed in the list price that two Realtor associates of mine have recommended: under $100,000.
