If you are absolutely lost I cannot recommend enough "The book on rental property investing" by Brandon turner for a comprehensive crash course on the basics and the bigger pockets podcast where you will learn a ton simply through listening to people with experience.

Cost me about $300 more than a regular home inspector but it was the most comprehensive report I ever received.If you are unsure of electrical, plumbing problems in a house you are looking at... or a speciality issue, then get a specialist out their during the home inspection phase.Better to pay a few hundred more upfront and walk from the deal if you found something bad, than find it once you own it.Best of luck.

:)I replied in the other thread, and I gave a supporting link (from the book, "Title Insurance: A Comprehensive Overview") that clearly refutes what you've claimed.Again, you can argue with me all you want, but I've provided third-party support for everything I've said (I'm can be an idiot...you don't have to believe me; but you can't argue with the actual title policy and the reference guide to title policies).

If there's one thing I have learned in my 30 year career it's that just getting out there and doing it is not a long-term strategy.In simplest terms, it's those without some sort of plan and comprehension of the market they are entering fail.

You can read CAFR (Comprehensive Annual Financial Report) for the area to find out more information about the biggest employers etc.I see that you are from Long Island... with 150k, you can get decent deals here if you willing to take leverage.
