I'm strictly A&B class,  I did a lot of c class with my first portfolio and I'm to old for all the drama nowadays.  

Create some buzz around your project and you'll have people lined up to view it once it's ready for an open house.

First the "gut feeling"  is a dangerous area if you are ever caught taking one tenant over another it may be seen as discrimination and nowadays almost everyone is a protected class through the courts eyes.

Guess anyone can be a moderator nowadays.

The odd story behind that is my unit's Ring doorbell used to utilize the wired connection power just fine but the mechanical chime no longer in use was continuously creating this loud buzzing sound.

Nowadays, they probably don't do an eviction for a flat rate, like in normal times (at least you can find flat fee eviction lawyers in CA, normally).  

Seems like there is a lot nowadays and finding one that is actually in the business can be quite difficult.

I am opposed to giving gifts to tenants nowadays. 

Most landlords nowadays will only give dates of tenancy.I think in your situation, you can choose to just not answer the calls.
