(You mentioned traditional banks may not lend because of Environmental issues).  2) The fact that there is more cash in this deal makes it more attractive for a lender to foreclose in the event that the balloon payment cant be met through re-financing.  3) It would be well worth the cost of a ESA report for both partners to understand the environmental issues with the property.

Hello All,Looking for commercial inspector recommendations for multi-family property inspection...Appreciate any recommendations in Jacksonville, FL or near by area.Lender's team would inspect the property to generate their appraisal and environmental reports...Does it make sense to have my own inspector focus more on structural / engineering report and check few sample units (assuming inspecting every unit may not be possible on a 100unit building) for problem areas?

I tried my best to clearly convey the story and get a point across without stepping on too many toes.I do, however, disagree that grouping people based on their chosen career (a conscious choice) is the same as grouping people by something they have no control over, such as race, or debatably, religion.
