Look at it as a method to maintain some level of control and disclosure and you won't be disappointed. 

If you are investing in “turnkey” because you think that is an incremental step along some linear path to real estate investing I think you may be disappointed.  

Disappointing but I will keep looking. 

The biggest disappointment I have about this is with J Scott's advice in Bigger Pockets'  The Book on Flipping Houses. 

I am disappointed because the house was in good condition and was located close to my other rental property and would have worked out well for me at my offer price but wasnt able to get it done.

Don't be disappointing or feel like you're under-performing if you buy 2 - 4 units your first year. 

People you totally trust can completely disappoint you.

I see value in building, but not earning money on money for a year is disappointing.

So far I have only been disappointed a couple of times.  ;-)
