I'm contemplating financing this deal through the following strategy, I have not yet pitched it to the seller:I'm going to propose to the seller that I will give them their full asking price, if they keep the title under their name while I renovate the property back into 2 units (I will pay for this), and I will also continue to pay the $2650 that the owner receives each month in rent throughout the duration of the renovation.

I've been contemplating this idea in my head for a few weeks now so I figured I'd take it to you guys.I bought my first property this past August; a 3-unit in Massachusetts.

Though I have the funds to cover a long vacancy the experience I have had with so many unqualified prospects has been draining and demoralizing, which got me contemplating the possibility of selling.

This is where I'm still contemplating on whether I should pursue my own CPA license OR simply hire a CPA when tax time comes.

The reason why I am contemplating this is that by now we have replaced almost everything except for the plumbing, and we have a very good long term tenant.Other creative strategies that you can think of?
