Its a trial and error thing until you get all of your own docs made up.  

@Joseph FirminI signed up for the trial run of REIPro, because it offered some lead sources that I liked.I created various lead lists and downloaded them into my DB.

They have demo trial subscriptions for free if you want to try it out.  

It was immensely helpful for me to start my first BRRRR.DM me if interested - I can give you an intro and likely get you set up with a trial of his deal package.Hope this helps!

@James Mosby hey James, you can use county websites, or apps like DealMachine or Landglide, both have free trial periods.

@Phil K. my buddy has one in Wichita.Not sure of the particulars of the murder in the one you are looking at but his circumstances were as follows.His now wife was common law married to a former BF - they were together sometime and bought a house together - both were on the deed/mortgage -- She left the abusive piece of trash some years ago - her ex continued to live in the house and make mortgage payments...he had no money to buy her out and she never pursued getting her name off the deed/mortgage due to the legal hassle and expense.Some time goes by - and in 2017 I think (cant remember) the ex strangled his then live in GF to death after a night of partying while there were roommates in the house...he's arrested - and I think he plead guilty or there was a trial.  

After some trials with the occupancy inspector and home inspector on some relatively minor things, we finally made it to close.

If you decide to rent to her, be prepared to be subpoenaed by the IRS when her tax fraud case goes to trial.

Use this trial as a learning experience

If not, you may have a house that is sitting for months on end, losing money instead of making money, simply because you over promised your time and attention to this project.While most of this is unfortunately learned through trial and error and gained by experience, here's hoping that you will at least take a moment and learn from some of my more epic mistakes that always seemed to be when I bit off more than I could chew at the time.
