As with any author - you have to take everything with a grain of salt & pick out the bits that work for you.  

I’m really new so take what I say with a grain of salt but for a new fan to cost $80-$150 per room.

I was also looking at rentals out of my state because Salt Lake is becoming crazy expensive.

From an asset protection point, (and take my comments with a grain of salt as I'm a TX lawyer, your state may be different) I typically recommend at minimum a two-company structure for an established REI, sometimes more, for proper asset protection.

Pad your margins accordingly.But I'm in CA so take my opinion with a grain of salt  ;)
