I agree though… the math will look very different if these (relatively) higher rates persist.  

This first deal has been a huge headache, but I am going to be persistent on getting my first property so I can start feeling the ropes as a landlord.

Otherwise the pests are bound to return, and the problem will persist.

Also, ensure that you do your due diligence on any deals presented to you by wholesalers, as not all deals might be suitable for your investment goals.Remember that finding reliable and reputable wholesalers takes time, so be patient and persistent in your search.
