If I had to pick one of them, no doubt about it, I'd go with Louisville.That being said, I think most of the mid-major midwest cities will offer similar dynamics with the ability to lean more towards growth or cashflow depending on the citiy and/or neighborhood you invest in.Feel free to PM me if you'd like to talk specifics of either market.

There seems to be a strange dynamic when you inherit tenants and keep them,,,,,and that dynamic will only be "more interesting" when they start having to pay utilities....also as the new owner you should be able to raise rents by at least 5%.

You need to figure out how much things will cost based on your location, the types of houses you're rehabbing, the level of finishes you're using, the level of quality you expect, the types of contractors you'll use, the type of management structure you have in place, your negotiating skills, your particular market dynamics, etc.Nobody else can give you that information.

Hello again BiggerPockets, its Terrell spence checking back in from Dynamic Home Solutions and iv been doing some serious Marketing that include Bandit signs, Bandit cards for car doors, and a few yellow letters sent to some pre foreclosure properties it has been a week and iv yet to receive any phone calls from any sellers. so it seems iv hit a bit of a road block !
