@Clayton Oakley Wish we could by a house with 6 months rent in all our markets too! 

the reality is rehab contractors that work on these types of properties are tough to manage .they need you to buy the materials they need draws every Friday.. the dont' show up they do mediocore work.. what the local flipper or turn key guy or gal has is their thumb on them.. all except Morris that is he is a train wreck by the post that I have seen.again just caution hiring out of state contractors and dream teams sells pod cast and books but in my experience it so far from reality..

Listened to the Clayton Morris podcast today--he said to accept that failure will be part of your future in real estate, once you accept that at some point you might lose money, get into a bad deal, etc, you can't be afraid of it anymore. 

@Todd Dexheimer  if you have followed any of the morris invest threads you will see exactly what your talking about in spades brand new investors buying the cheapest properties with the greatest tenant risks.. recipe for long term disaster of the financial order !!!

An inexpensive tester will tell you if they're live. https://www.lowes.com/pd/Morris-Products-240-Volt-...If there's active K&T, there may well be fuses instead of breakers and the service drop is probably sub-par for today's standards - like a 60A service for a duplex.I also look for cedar posts.

@Clayton Sneider Though I agree that on average, dispersed over very large statistical samples, real estate will just match the inflation rate, that does not mean your return will just match inflation.
