As long as they sell the property within the next three years they'll still get to take the primary residence tax free allocation (watch the calendar closely so they can verify residence 2 out of the 5 years prior to sale).

If you are looking to reduce the fees to your guests start working on developing your own website, or use Facebook to help generate leads then use PayPal for payment, or course then you have the Calendar issue to deal with.  

@Jay Hinrichs I look at my calendar and can't help but wondering if this really 2007 and I've been having a Ground Hog Day experience.Too many desperate buyers are willing to put up real money (at least somebody's money) and part with it before doing any substantive research and training on real estate title.You gotta know the rules of the game and the rules are different for each state.
