You can get some good stuff nowadays that looks like hardwood but is water resistant, etc., making it more tenant-proof.Oh, and my issue with the recessed lighting is trying to replace the bulbs. 

The social risk far exceeds the monetary profit nowadays in Seattle. 

Honestly, if you're renting for $1300 in the valley, I'd almost tell you to stay there anyway as that's pretty modest compared to what some places are renting for nowadays (I get you can't with the fha loan, but darn). 

There is a lot of wisdom in that and I would take on debt very carefully, especially nowadays, being ok with the worst case scenario and maybe having some assets that other people can't take or sue you for (precious metals?).

I guess not too many people carry the SS card or even know where they place it nowaday with all the technology.

Nowadays most of our tenants come through personal references, sometimes given by former tenants.
