We do use the sticky pads inside, no mice yet, just a few Japanese Ladybugs.We did have chipmunks take us residence in a wall during the rehab so we left a radio on against that wall & they have never returned.

You're right about knowing expenses--I'm in a learning curve right now, so I was trying to keep my expectations realistic by padding my potential costs in case I later became aware of something.Yes, while it's great PM companies throw linens in as included, those will be a cost I'll need to pick up.

They put down a little gravel pad for each and little else. 

I also added an insulator below my hard vinyl flooring. which was sort a super thick vinyl and carpet padding.

I'm planning to remove and replace carpet/padding anyway, but wondering if I'll have to do the same for the flooring (which will be quite expensive.

Which is like in Football, If you want to play you need pads and cleats.

@Rand De villa I have not had any direct experience with Bungalow, but we have a similar company in the southeast called Pad Split. 

We make our money on the buy by padding our proformas and dialing in our scope of work.
