(And the people who rent those types of places will expect you to go crazy bringing it back to near-new condition in between tenants.)I think the real trick is finding an area that isn't super gentrified - I hope I am using the term correctly - but yet isn't a horribly dangerous, sketchy neighborhood.

Your property management costs should be under 12%, and you might get a slightly better rate as a quad.Since it's not owner occupied, you won't be able to get 95% LTV unless you get some seller financing, or if family/friend will loan the final 15%.You can get conventional financing for 5% and don't have to live in I am using it for a  house i'm buying  up by UCF.

This is awesome… I believe I can get the water connected for less than the $9000, I think, But… I still do not have an end buyer to assist with the transnational funding I am using for my POF.
