As far as the mechanical work goes thats all on him. he will be piping everything to code (hopefully). if he asks you what type of material you would like to use on this project copper is best for water lines as for one copper joints are stronger than plastic and two copper is natural so your not drinking something that was sitting in plastic for god knows how long. now a days the go to is pex which is fine and also cheaper.

I don't drink coffee so I struggle to know exactly what guests would prefer. 

Maybe @Michael Swan can correct me.Back in the day, I used to live in North Park and enjoyed Pacific Beach when you could drink alcohol on the beach.  

It'd make a great cashflow deal if you can convince the neighbors that recovering alcoholics are a good thing for the neighborhood.

Theres risk in leaving the house in the morning, or drinking a hot cup of coffee, but I don't consider them "risky".

What an Total idiot I don't know if you're from out in LA I didn't read that but that sounds like something in LA but yeah if that tree ends up being on your side I would definitely file a graffiti report I had a woman throw a drink on my car because I couldn't get through a drive thru a bank window quick enough for her and I called the cops and they made her pay me for detailing my car or I could press charges so I would definitely report it that's vandalism To me it sounds like they're looking for pay day on your bank account I'm sorry my heart goes out to you guys I know what that feels like But like to hear the ending of this how it turns out
