If you give him a split, you have to figure out what happens if he doesn't do a good job, or of you have to fire him, or if he walks off the job, or if he gets hit by a bus, or if he goes bankrupt and is unable to pay his subs, or if you are unable to sell the house and have to hold it is a rental, or if there are no profits, or any other perfectly reasonable situation where things get very difficult and confusing.For these reasons, I would never ever ever partner with a contractor...

I have lived in apartments where utilities were included and shamefully abused the perk (think flip flops and board shorts, in New Hampshire....in February).  

Depending on your profile for residents having an apartment complex that isn't near a bus stop could be an issue.  

I wouldn't worry about it anymore than I would worry about getting hit by a bus driving home from the seller's house.Honestly, it seems like sellers would have objections to all of this but in reality almost none of them do.

Even if you don't get hit by a bus standing innocently on a street corner, trust me, in five minutes you will turn around and be *gasp!

I HIGHLY encourage you though to not abuse your inspection period.

The only failing to report crime I can think of is not reporting child abuse for a teacher or medical provider.
