Hey Craig,On the surface it looks like a good deal, but the X factor is the repairs - though you have a buffer due to it already being fully leased.

Another factor is I don't have proof of income for the past two years but i have no debt at all. and my credit score is in the 700'sFeedback would be greatly appreciated on which route i should take

The rest were factory workers, admin assistants, what have you that were looking for a second source of income (nothing against that, but you need to know what you're dealing with). 90% of the "Professionals" don't know a thing about it, much less everything either.

Nobody likes to cold call, but since the majority of agents are so focused on internet marketing, the "personal" factor is neglected.

A big factor is the horizon on much of my portfolio is 3-6 year exit.  

This allows you to control the cost because the unit is being built off-site in a factory rather than having a 12-month construction going on in the backyard.

A complicating factor is the deceased father was sold a solar package with pretty unfavorable terms.

Maintenance is a huge factor i know, and it was assumed earlier that it would be a major stumbling block for me because of my lack of income, which is not entirely correct i said i had a lack of provable income.

I'm currently working 30+/- hours a week at a factory just to be able to afford my small one bedroom apartment.
