My guess is CA markets are generally more diverse and heterogeneous than those other markets you have experience in (i.e. making CA more of an imperfect market).

I held an open house of 75th and Weld last week and the turnout was extremely diverse.  

It's close enough to SJ, it's the capital city of CA, our job market is very diverse, we have an incredible shortage of housing so rentals are in huge demand, unfortunately 600k duplexes are out of reach for most local residents, but very affordable for Bay Area investors. 

Those can include job growth, population growth, household earnings growth, economic diversity, and other factors in that vein.

Rochester is very diverse and good areas and bad areas can be differentiated by just a few streets.

That is a pretty diverse group of companies and you rarely if ever hear major negatives about any of them.    

I find myself as a realtor and investor admiring the diverse architecture from many different eras in that burgeoning area.the market is much harder yes however we just had kids of good friends of ours complete thier homing  journey by patiently waiting for the right situation to be found.
