Think about it from your visitors' perspective.

The numbers just don't scream any sort of short term profitability.

I'm not looking to buy right now, just learn, and this one screams scam to me.Do all good deals look like scams?

Would you rent a place that you went to look at and a screaming match ensued between the tenant and landlord?

So that makes me think this is a very deep value play with an expensive rehab, low occupancy, both, or just a screaming deal. 

That's tough on a PM when the tenant is screaming at them for an overdue deposit and the owner for whatever reason refuses to release it.

Windows, sidewalks, streets, exterior lighting, security, fences, playgrounds, pools, roof, a/c pumps, etc.The outside needs to look amazing and fresh and scream quality to drive the tenants in and give good demand for velocity of lease up.The age of this vacant building plays a huge part.

I swear, it feels like you shoving  money down people's throats, and you can't help but scream WTF?!..
