I made that decision for a couple reasons: (1) we used a HML so the interest is substantial - so moving it sooner rather than later helped the bottom-line; (2) there had been high appreciation in the last 2 months, so my sense was it would sell immediately for a high price - which it is about to do.I would also consider the school issue - is it a very family oriented neighborhood?  

Twilio is developer based & not really consumer oriented.  

the bedrooms floors had basically rugs in them with broken tiles underneath it.

Let the tenants put down their own area rugs if they wish (and take their dirt with them when they vacate). 

Let them buy floor rugs, if they don't like the wood floors.

With a hard money lender you get a partner who does not care about the paint color, the rugs, if you redo the roof and the other decisions.

The higher floors offer a better view.When communicating, yes  many folks will be more more face-to-face than tech-oriented.

We also really enjoyed the WWII museum, even my non history oriented wife.  

Also, when you see assaults on the map, many of them are usually family orientated in residences or complexes and not people walking down the street.

Outside of just leaving it in a bank account @.05% There are no wrong answers just goal oriented decisions.
