I can't tell you how many Realtors I came a crossed that said "Yeah I work with investors all the time" Then I present them with an offer for a house then they say "Ha, If that house would sell for that price I would buy it" Send me a PM and I will send you my form I give to Realtors.

I'd find a older but well taken care of trailer park buy a decent older trailer for say $3500-$4k within the trailer park, keep the $1000-1500 for repairs or to fix it up, rent it out for say $650 (that's lot rent included and I'm using numbers from my area as I have no clue what trailer rents are where you live ha.).
