I rent in low-income senior housing, so just food for thought - if they're on Social Security of any kind, including disability, their money shows up like clockwork every month, so you don't have to worry about their source of income.You may need to work out rent payment options they're comfortable with, if they aren't internet savvy, as some seniors are not.

That being said I offer a grace period through the 5th so I don't have to hear about any complaints about when they get paid, when they get their disability check, a holiday, a weekend, etc.

Even if they are on disability, once you're over 55, Social Security pretty much figures you're not going to be cured or rehabilitated.As far as medical issues or tenants passing away - I'd expect benefits to continue for someone with medical issues, and if they went into nursing home or hospital or passed away, you'd be dealing with evicting.
