Are there clouds on the title?

@Michael Davis if you are open to working in the cloud, look into some of the great professionals on BP.

You need: business license, errors and omission insurance, a relationship with a title officer, an attorney to sent up structure, attorney to write the disclosures and documents, professional website, clients, a business plan, what type loans you will do rules ins and outs, CPA to set up procedures, bookkeeper to do payoffs/ annual state and federal reporting/ process payments/verify taxes and insurance are current, you cannot talk to ANY owner occupants or you get fines and jail time, without an office address or history you won't appear genuine, you need to answer the phone 10 hours a day, have construction costing deep knowledge, able to pull comparables and AVM's in seconds, able to pull a tri merged credit report, have vendors linked to your cloud based loan processing system just to name a few.

I've also found a few areas that I think are less likely to exhibit the boom-bust market cycle, which I value given the dark clouds in the economy.

Others may keep your number for later and then there are those too that will call you an ambulance chaser or scream and yell at your through the phone.

I'm a millennial so I will try to keep everything on a cloud based service; however, your insights are very helpful.

The other issue too is that deeds may be effective when they are made or granted, not when they are filed, so the contract may be void.When you have title issues that may arise out of a contract sale, state laws certainly govern the contract, but if title insurance is denied, that is another issue and may not rest entirely on contract law but to contingent liabilities and clouds title as pointed out in the link provided.

if there are no other clouds on your title after a title search is there still a need to quiet title action?
